

Terms and Conditions
This agreement is between The Owner and The Hirer. By confirming a booking, the Hirer agrees to the following terms:
1. Booking and Payment

- All prices are based on a weekly rate, unless stated.
- Check-in is from 3:00 PM, and check-out is no later than 10:00 AM.
- A 25% deposit is required within 24 hours of reservation. The remaining balance, along with a £100 refundable Good Housekeeping Bond, must be paid no later than six weeks prior to arrival.
- For bookings made within six weeks of arrival, the full amount is payable at the time of booking.

2. Occupancy
​
- The property is strictly limited to the number of guests specified at the time of booking.
- No additional guests are permitted to stay or use the facilities without prior written agreement.
- We regret we cannot accept bookings from single-sex groups or persons under 21 years of age, unless accompanied by a parent/guardian or agreed in advance.

3. Security Deposit (Good Housekeeping Bond)
​
- A £100 Good Housekeeping Bond is required as security against breakages, damage, excessive cleaning, or rule breaches.
- This bond will be refunded within 7 days of departure, subject to a satisfactory inspection.
- If damage or loss exceeds £100, the Hirer agrees to reimburse the Owner in full for any additional costs incurred.
4. Cancellation Policy

- The deposit is non-refundable, unless the property is re-let.
- Cancellations made within six weeks of arrival are non-refundable, unless the property is re-let.
- In the unlikely event that the Owner needs to cancel the booking, a full refund will be provided. No further liability shall be accepted.

5. Conduct and Use
​
- This property is offered solely as a holiday let.
- The Hirer agrees to behave in a respectful and considerate manner to neighbours and the property.
- The Owner reserves the right to terminate the booking without refund if the Hirer or their guests engage in antisocial behaviour, breach terms, or cause disturbance or damage.
6. Guest Responsibilities

- The property must be left in the same condition as found.
- Rubbish must be disposed of in the appropriate bins provided.
- Any damage, loss, or required excessive cleaning will be deducted from the bond or charged to the Hirer.
- Smoking and pets are strictly prohibited inside the property and building.
7. Liability
​
- The Owner accepts no responsibility for:
- Loss or damage to vehicles or personal belongings
- Injury to the Hirer or their guests unless caused by the Owner’s negligence
- Disruption from neighbouring properties or unavailable amenities beyond our control
8. Force Majeure
​
- The Owner cannot accept liability for events beyond reasonable control (e.g. fire, flood, utility failure, building works, pandemic restrictions).
- Where such circumstances prevent fulfilment of the booking, a refund or alternative arrangement may be offered, subject to availability.

9. Insurance
​
- Hirers are strongly advised to take out holiday insurance to cover cancellations, personal liability, and lost or damaged belongings.
10. Right of Entry
​
- The Owner (or representative) reserves the right to enter the property during your stay for essential maintenance, repairs, or in emergencies, with prior notice where possible
